摘要
自2013年PM2.5浓度成为我国空气质量检测指标开始,日益严重的雾霾问题逐渐成为居民购买住房时的考虑因素,环境对经济发展的影响越来越受到重视。本文采用空间杜宾模型对我国74个重点城市进行实证分析,检验全国范围以及各线城市雾霾对房价的影响。结果显示,空气污染会对房价产生负向作用,空气质量综合指数每上升1个单位,房价会下降4%;人均绿地面积与房价正相关。宜居的环境因素会资本化为房价的观点得到证实。空气质量对一二线城市与三四线城市房价的影响差别不大,但周边城市空气质量对一二线城市房价的影响显著高于三四线城市。
Since PM2.5 concentration became an air quality detection index in China in 2013,the increasingly serious smog problem has gradually become a factor for residents to consider when buying a house,and the impact of the environment on economic development has received more and more attention.This paper uses the Spatial Dubin Model(SDM)to conduct an empirical analysis of 74 key cities in China to test the impact of smog on house prices nationwide and in various cities.The results indicate that air pollution will have a negative effect on house prices.For every unit of air quality index increase,house prices will drop by 4%.Per capita green space is positively correlated with house prices.The idea that livable environmental factors capitalized into house prices is confirmed.The impact of air quality on the housing prices of first-tier and second-tier cities is not much different from that of third-tier and fourth-tier cities,but the impact of air quality on the housing prices of first-tier and second-tier cities is significantly higher than that of third-tier and fourthtier cities.
